Real estate includes land and anything permanently attached to it, such as homes, commercial buildings, and other structures. In Massachusetts, each community’s Assessing Department is responsible for determining the value of all real estate for taxation purposes. This value represents the property’s full and fair cash value, meaning the price it would likely sell for on the open market. To determine this, assessors analyze recent sales of similar properties, along with factors like location, size, condition, and overall market trends. 
Once all properties are valued, the municipality establishes a tax rate based on the total funding needed to support local services such as schools, public safety, and infrastructure. Property taxes are then calculated by applying this rate to each property’s assessed value. This process ensures that the tax burden is distributed fairly, so that properties of similar value contribute a comparable share toward the cost of community services.
